Booking terms

These terms apply to bookings made directly on ostiense353.it. Bookings made on other platforms are governed by that platform’s terms. The Italian version is the authoritative one.
Who provides the stay
Ostiense 353, Via Ostiense, 353, 00146 Roma: holiday apartment operated by Oreste Margiotta – impresa individuale, VAT no. 17901501001, CIN IT058091B4AWACTNXZ, regional code 058091-CAV-15021. The property is managed by RomeStays S.R.L.S..
Booking
You book with the online form: choose your dates and number of guests, see the total price and confirm. The contract is concluded when you receive the confirmation by email. The apartment sleeps up to 6 people, children included.
Minimum stay: 2 nights; 3 nights over bank holidays, Easter, Christmas, New Year and in July and August.
Prices
Prices are in euros and include VAT where due. The total shown before payment includes final cleaning of €90 per stay.
The Rome city tax is paid separately, as required by the city regulations: €5 per person per night, for up to 10 consecutive nights; children up to the year they turn 10 and the other categories listed in the regulations are exempt. The amount is shown in the summary before payment.
Longer stays: −10% from 7 nights and −20% from 28 nights, applied automatically in the form.
Payment
Payment is made online when you book, using the methods shown in the form. Card payments are processed by Stripe; we do not store card details.
Changes and cancellation
You can cancel free of charge up to 30 days before your arrival date: we refund the full amount paid, using the same payment method.
For later cancellations, or if you do not arrive, the amount paid is non-refundable. Requests to change dates are accepted subject to availability.
Under Italian consumer law, the right of withdrawal does not apply to accommodation services for specific dates (Art. 59(1)(n), Legislative Decree 206/2005).
Arrival and stay
Check-in from 15:00, check-out by 11:00. On arrival every guest must show a valid identity document: Italian law requires us to report guest details to the police.
Smoking is not allowed inside the apartment. Pets are not allowed unless authorised in writing. Guests are liable for any damage caused to the apartment during their stay.
Governing law and contact
These terms are governed by Italian law. Consumers may bring proceedings before the courts of their place of residence or domicile.
